With so much discussion about the potential of office-to-residential conversions, it’s wonderful to see one come to life in lower Manhattan. Our Gensler team worked closely with Vanbarton Group LLC Group to transform a 1970s office building at 160 Water Street into Pearl House, a premier residential tower. The 588-unit building includes a mix of studios and one- and two-bedroom apartments and features amenities such as a gym, coworking space, lounges, a spa, golf simulator, and bowling alley. More sustainable than ground-up construction, office-to-residential conversions can bring new housing to market rapidly and invigorate neighborhoods. The building and construction industries create nearly 40% of all carbon emissions, so as designers and architects, we can have an enormous, positive impact on climate change. One of our projects that exemplifies this is SFO’s Harvey Milk Terminal 1. Recently featured on Interior Design’s April 2024 cover, the terminal is the most energy-efficient in North America. In the face of climate change and housing supply shortages, office-to-residential (O2R) conversions can help cities reinvent themselves for the future. Part of establishing a more resilient world includes maximizing underutilized real estate through adaptive reuse and conversions. We are looking forward to working with the U.S. Department of Housing and Urban Development to study innovative ways to boost housing supply, including O2R conversions. Today I joined this remarkable group of innovative Gensler designers for the ribbon cutting at the new headquarters for Google’s Global Business Organization, St. John’s Terminal (SJT). This purpose-built, 1.3 million-square-foot workplace pilots a new shared neighborhood seating model based on flexibility of choice for 3,000 Googlers and visiting clients. Pairing sensory-rich spaces with on-demand programming, the new and historic portions of SJT work together to create an energized workplace underscored by biophilia and hospitality-infused team spaces. As a catalyst for progress and an experience multiplier for the Hudson Square neighborhood, SJT is testament to NYC’s vibrancy that reaffirms Google’s commitment to the city. I’m thrilled to see our Exhibit Design and Branding work recognized with TWO 2023 Creative Communication Awards! The Jackie Robinson Museum in New York City is an immersive, media-based experience where visitors can explore Robinson’s multifaceted impact on society on and off the field. At Gateway in Newark, Gensler worked with Onyx Equities to reimagine this 1970s office complex, including a new, robust brand identity, creating a vibrant hub for the city.
